National VP of Land Acquisition & Disposition (Scottsdale, AZ)

Role Overview

The National VP of Land Acquisition & Disposition position is a rare and unique opportunity to lead and build a Raw Land Acquisition & Disposition Team within the real estate development industry. Allied Development is uniquely positioned for explosive growth given the current residential housing shortage in America, paired with our unique entitlements business model that allows us to acquire, entitle, and sell land development projects anywhere in America in a 12 to 24 month cycle. 

We are disrupting the traditional “Land Acquisition Manager” do-it-all position that entails prospecting, qualifying, underwriting, negotiating, and executing purchase contracts.  We have created more of a “factory line” fueled by state-of-the-art digital marketing practices to generate qualified off-market land with development potential coupled with land owners who are interested in selling. 

This is where you enter the picture. We are looking for a dynamic leader and determined closer who is ready to own and drive all Land Acquisition & Disposition. We have executed dozens of projects to date and are ramping up rapidly with a goal of clearing 125 dispositions in 2027.

KEY RESPONSIBILITIES 

Acquisition Leadership & Execution

●Oversee and drive all Land Acquisition activities.

●Execute personally as an Acquisition Relationship Manager (closer) with property owners (sellers) and owning relationship full lifecycle. 

●Build & Lead a team of Acquisition Relationship Managers (Closers). 

Business Development

●Responsible for overseeing Agent Business Development.

●Responsible for overseeing Builder Business Development.

●Develop relationships with Acquisition staff at top 50 builders to generate referrals.

●Attend Builder Conferences to develop relationships with acquisition staff.

Disposition Leadership & Execution

●Oversee and drive all Land Disposition activities Execute personally as a Disposition Account Manager with home builders (buyers) and owning relationship full lifecycle. 

●Oversee maintenance of all Home Builder (buyer) relationships Build & Lead a team of Disposition Account Managers. 

Management & Administration

●Contract Negotiation Inform marketing department to increase the quality and efficacy of lead flow. 

Sales Strategy  

●Create and maintain comprehensive scripts/ manuals for team.

●Create and maintain internal sales training materials.

●Own/Improve Sales Pipelines in CRM Be a lifetime student of sales, closing, and negotiation. 

●Come in and close deals for the team.

SKILLS & EXPERIENCE (Expected Proficiencies):

●Minimum of 7 years of Acquisition experience - prospecting, calling, acquiring land - for a top home builder

●Demonstrated track record in building and establishing high-performing Acquisition teams

●Experience with a high volume of real estate acquisitions at one time

Land Entitlement Director (Scottsdale, AZ)

KEY RESPONSIBILITIES

Entitlement Project Management: Manage the land entitlement/forward planning of projects and land.

Pre Acquisition Due Diligence: Interface with Underwriting Department to assimilate necessary information.

Entitlements Due Diligence: Oversee procurement of entitlement budgets and schedules, density yields, conceptual site plans, and other components

Legal Documentation: Oversee preparation and/or review easement, development, governmental and legal documents.

Oversee Project Consultant Teams: (architects, landscape architects, civil engineers, geotechnical engineers, environmental consultants) to ensure timely progression of entitlement process.

Obtain Entitlement Approval: Obtain entitlement approval through oversight of engineers, consultants, attorneys, and municipalities.

Interface With Jurisdictions & Agencies: Including City and County Planning/Engineering/Zoning Departments related to all entitlement processes and other issues that arise.

Travel To Public Hearings: Attend and represent Allied Development at all public hearings related to the desired entitlement approvals.

Budget Management & Adherence: Develop and maintain pre-development budget while ensuring adherence to budget schedules.

Project Timeline Management: Identify, build, and follow a comprehensive schedule of due dates across multiple projects at once.

CRM Updates: Provide “high level” project progress to company leadership and executives.

Proactive Problem Solving: Solve problems regarding timelines for dispositions, tough timelines, encroachments

Converse With Political Finesse: When communicating with buyers, jurisdiction employees, city officials, consultants, etc.

Understand Acquisition & Disposition Contract Implications: Seller documentation, closing timelines, extensions, earnest money, title requirements, etc.

Assisting Disposition - Creating Opportunity Packet

Manage Details: Must have an efficient tech or note taking system to manage a large volume of details at once.

Manage Community Opposition: Conduct necessary neighborhood meetings and phone calls, navigating community sentiment to garner community support.

Role Overview

Allied Development specializes in the Entitlements stage of LandDevelopment. On a nationwide scope, we take raw land withdevelopment potential, get it approved for development, and then sellthe project to a national home builder. We are truly disrupting thetraditional “Land Acquisition Manager”, “do-it-all” position. We are themost innovative land developer in the industry, fueled bystate-of-the-art digital marketing practices that generate qualifiedoff-market land with development potential coupled with land ownerswho are interested in selling. The leads you receive from this “factoryline” will be qualified properties with interested sellers. You will ALSOself-source qualified land deals leveraging our tools and resources. Weare looking for a seasoned Land Acquisition Manager who’s executedmany simultaneous deals in raw and residential land. Because, as aLand Acquisition Manager at Allied, you will be responsible forengaging with the property owners, and negotiating land purchaseagreements in many areas of the country at the same time! Whenself-sourcing, you will be hunting for properties that meet thecompany’s criteria, engaging the seller, and moving them through theprocess to acquire the property. Your primary responsibility will be tonegotiate with the sellers in both the LOI and PSA phases of the deal.  Business Development

○ Reachout to Broker/Agents to generate property referrals

○ Maintain notes and pipeline in CRM

○ Reachout to Vestright Members to generate property referrals

Acquisitions

○ Conduct Seller Qualification calls qualifying landowners
○ Engage with property owners, negotiating land purchase agreements.

○ Take appointments with interested sellers who have qualified properties that have been vetted by our internal team to move them to an LOI.
○ Negotiate Purchase Agreements with landowners
○ Coordinate with legal to navigate complex land acquisition agreements negotiations.
○ Work with multiple parties to close land purchase deals.
○ Work with underwriting to navigate deals to a close.
○ Assist in due diligence for new land acquisition.
○ Own relationship with land owner full cycle from inking to disposition in 12-18 month cycle.
○ Negotiate price reductions and extensions with landowners when necessary

Management: Oversee and manage IT Data Coordinator(s) position.

Land Development Underwriter (Scottsdale, AZ)

ROLE OVERVIEW

As a Land Development Underwriter/ Land Entitlement Assessor, you will play a crucial role in assessing the feasibility and potential risks associated with land development projects, particularly in the context of single family residential underwriting. You will be responsible for assessing development potential, topography, zoning and the financial viability of projects. This position requires a deep understanding of urban planning principles, land use regulations, cost estimating, and financial analysis. This position requires an optimistic mindset and creative thinking to make a deal work for the company while also serving as the main filter to ensure only viable projects make it through underwriting. The underwriting phase is a key component of the acquisition pipeline. After a property has been qualified and seller interest has been confirmed, the formal underwriting process begins. This role will be contacting the jurisdiction, engineers and home builders to gather the necessary information to perform a complete study and provide key input to the Land Acquisition team to negotiate the purchase of a property.

KEY RESPONSIBILITIES

Land Development Potential Assessment: Conduct thorough assessments of land parcels to determine their suitability for development. Evaluate factors such as zoning regulations, environmental considerations, infrastructure availability, and market demand to gauge the feasibility and profitability of development projects.

Estimation for Financial Feasibility: Collaborate with jurisdictions, home builders and engineers to develop accurate cost estimates for land development projects. Utilize your expertise to provide reliable projections of horizontal, vertical, and other onsite and offsite project costs.

Timeline Management: Execute multiple projects at a time through the underwriting process to meet company deadlines

Manage Details: Must have an efficient tech or note taking system to manage a large volume of details at once. This includes completing a property mastersheet, cross departmental communication of status and prioritization of projects as well as updating our CRM.

Presentation of Results: Clearly articulate reasoning and thought process for deals that pass the underwriting process and just as important for projects that are disqualified.

SKILLS & EXPERIENCE (Expected Proficiencies)

● Bachelor's degree in Urban Planning, Urban Design, Civil Engineering, or a related field.

● Minimum of five years of experience in planning, project review, loan underwriting, or a related activity.

Research Assistant (RA) (South/ Central America)

Role Overview

Right now, we're looking for an experienced Research Assistant who will serve as an Independent Contractor and be pre-qualifying and evaluating properties (off market, Raw Land) in search for those with high residential development potential. Your responsibilities will involve using mapping tools and conducting qualification checklists and evaluations to identify properties that align with our home builder criteria.

KEY RESPONSIBILITIES

Utilize Mapping Tools: Utilize mapping software tools to conduct evaluations for the prequalification process on properties. (experience with mapping tools)

● Land Vision

● LandID

Identify Viable Properties: Using an 8-point checklist capture and enter Land profile data.

● Verify total and usable acreage.

● Builder activity and proximity to builders

● Road access and quality

● Identify Wetland areas (location and coverage)

● Current Land use

Evaluate Disqualifying Factors: Based on score and other inputs determine if property is viable or if it should be disqualified.

Communicate Effectively with company leadership to seek clarification on property qualification issues. Communicate findings and recommendations clearly and concisely.

Ensure Data Accuracy: Regularly audit property data to maintain accuracy and completeness. Collaborate with the Acquisition team to clarify any questionable data.

Land Development Potential Assessment: Conduct thorough assessments of land parcels to determine their suitability for development. Evaluate factors such as zoning regulations, environmental considerations, infrastructure availability, and market demand to gauge the feasibility and profitability of development projects.

Estimation for Financial Feasibility: Collaborate with jurisdictions, to develop accurate cost estimates for land development projects. Utilize your expertise to provide reliable projections for prospective financial feasibility of project

SKILLS & EXPERIENCE (Expected Proficiencies)

● Proficiency in Mapping tools, or the ability to learn our mapping tools.

● Prefer CRM Proficiency: Experience working with Customer Relationship Management (CRM) systems, leveraging these tools to manage property data, interactions, and streamline processes.

● Strong analytical prowess with the ability to interpret complex datasets.

● Preferred Understanding real estate principles and terminology is advantageous.

● Excellent communication skills to convey technical information effectively.

● Strong data entering skills.

● Meticulous attention to detail and a commitment to maintaining data accuracy.

● Requires Experience in Real Estate: Previous experience in any capacity within the real estate industry is highly valued. This could include roles in property management, real estate research, land assessment, or related fields.

● Ability to convey information on status of property and/or ability to formulate email inquiries to gather relevant information on projects.

● Preferred Equipment: Two monitors to be able to perform multiple tasks simultaneously, strong internet connection, and keyboard/mouse.
