Land Acquisition Manager (Scottsdale, AZ)

Role Overview

Allied Development specializes in Prospecting and Entitlements within the Single Family Residential Land Development industry. On a nationwide scope, we take raw land with development potential, get it approved for development, and then sell the project to a national home builder. We are truly disrupting the traditional “Land Acquisition Manager” do-it-all position. We are the most innovative land developer in the industry, fueled by state-of-the-art virtual digital sourcing and marketing practices that generate qualified off-market land with residential development potential coupled with land owners who are interested in selling across the country. The leads you receive from these practices will be qualified properties with  land owners interested in selling. 

In addition, you will self-source qualified land  leveraging our tools and resources. 

We are looking for a seasoned Land Acquisition Manager who has executed on numerous projects simultaneously in residential land with development potential space. You will be responsible for engaging with the land owners, and negotiating land purchase agreements in many areas of the country at the same time! When self-sourcing, you will be prospecting for properties that meet the company’s criteria, engaging the owner, and moving them through the process to acquire the property. Your primary responsibility will be to negotiate with the land owners in both the LOI and PSA phases of the project l. In addition, you will assist in land valuations and project coordination with the underwriting and entitlement teams on properties the company brings to you and the properties you bring to the company. The Land Acquisition Manager will be responsible for maintaining a strong and collaborative relationship with the land owners throughout the entire project lifecycle, from the initial prospecting  through to the final closing. This includes regular communication, addressing any concerns or issues, negotiating terms, and ensuring that both parties remain aligned on project goals and timeline.

This position will report directly to our Director of Land Acquisition.

KEY RESPONSIBILITIES 

● Protect land with residential development potential.

● Engage with land owners, vetting interest in selling and negotiating land purchase agreements.

● Take appointments with interested sellers who have qualified properties that have been prospected and vetted by our internal team to move them to an LOI and ultimately an executed PSA.

● Coordinate with legal to navigate complex land acquisition agreements negotiations.

● Assist in underwriting, due diligence and entitlements as necessary through closing.

● Maintain relationship with land owner full cycle

Skills & Experience (Expected Proficiencies)

● 3+ years of direct experience in Land Acquisition in the residential land development industry.

● Experience with working on multiple projects at the same time

Land Entitlement Director (Scottsdale, AZ)

KEY RESPONSIBILITIES

Entitlement Project Management: Manage the land entitlement/forward planning of projects and land.

Pre Acquisition Due Diligence: Interface with Underwriting Department to assimilate necessary information.

Entitlements Due Diligence: Oversee procurement of entitlement budgets and schedules, density yields, conceptual site plans, and other components

Legal Documentation: Oversee preparation and/or review easement, development, governmental and legal documents.

Oversee Project Consultant Teams: (architects, landscape architects, civil engineers, geotechnical engineers, environmental consultants) to ensure timely progression of entitlement process.

Obtain Entitlement Approval: Obtain entitlement approval through oversight of engineers, consultants, attorneys, and municipalities.

Interface With Jurisdictions & Agencies: Including City and County Planning/Engineering/Zoning Departments related to all entitlement processes and other issues that arise.

Travel To Public Hearings: Attend and represent Allied Development at all public hearings related to the desired entitlement approvals.

Budget Management & Adherence: Develop and maintain pre-development budget while ensuring adherence to budget schedules.

Project Timeline Management: Identify, build, and follow a comprehensive schedule of due dates across multiple projects at once.

CRM Updates: Provide “high level” project progress to company leadership and executives.

Proactive Problem Solving: Solve problems regarding timelines for dispositions, tough timelines, encroachments

Converse With Political Finesse: When communicating with buyers, jurisdiction employees, city officials, consultants, etc.

Understand Acquisition & Disposition Contract Implications: Seller documentation, closing timelines, extensions, earnest money, title requirements, etc.

Assisting Disposition - Creating Opportunity Packet

Manage Details: Must have an efficient tech or note taking system to manage a large volume of details at once.

Manage Community Opposition: Conduct necessary neighborhood meetings and phone calls, navigating community sentiment to garner community support.

As an IT Solutions Architect and Project Manager, you’ll play a pivotal role in managing and optimizing our technical ecosystem to support these missions. You will oversee IT projects from conception to completion, manage data integrity across platforms, and develop robust software solutions to streamline business processes.

KEY RESPONSIBILITIES 

IT Leadership & Project Management: Plan, execute, and oversee IT projects, ensuring on-time, within-budget delivery. Lead and support IT Data Coordinator(s) while maintaining accountability for project outcomes.

Full-Stack Development: Design, develop, and optimize backend and frontend solutions, ensuring seamless integration across platforms.

CRM Ownership: Serve as the steward of our GoHighLevel CRM, ensuring clean, optimized data streams and enhancing team productivity through tailored workflows and automation.

AI Workflow Development: Lead the design and deployment of AI models and workflows to improve efficiency, scalability, and compliance across the organization.

IT Policies and Compliance: Develop and enforce IT policies aligned with industry best practices and regulatory standards, including TCPA and CAN-SPAM compliance.

Platform Management: Administer and optimize key business platforms like SmartLeads, Mailbox Power, Zapier, Batch Dialer, WordPress, Kajabi, and other tools to meet organizational needs.

Digital Marketing Analytics & Tracking: Manage and optimize tracking tools such as Meta Pixels, Hyros, Google Analytics, and Hotjar to ensure precise tracking and reporting of digital marketing campaigns. Develop and maintain dashboard reports to provide actionable insights and support data-driven decision-making. 

Lead Data Management:  Oversee and manage the skip tracking process to ensure accurate and up-to-date contact information for leads. Handle the importing of lead data into the CRM platform and direct mail provider systems, ensuring seamless integration and minimal errors. Maintain the integrity and accuracy of lead data through regular audits, validation, and updates, ensuring reliable information is available for campaigns and decision-making.

Technical Architecture: Design and implement technical architectures, including APIs, marketing automation systems, CRM workflows, and data pipelines.

SKILLS & EXPERIENCE (Expected Proficiencies):

● Bachelor’s degree in Computer Science, Information Technology, or a related field (preferred).

● Proven experience with CRM platforms (e.g., GoHighLevel, Monday.com) and full-stack development.

Research Assistant (RA) (South/ Central America)

Role Overview

Right now, we're looking for an experienced Research Assistant who will serve as an Independent Contractor and be pre-qualifying and evaluating properties (off market, Raw Land) in search for those with high residential development potential. Your responsibilities will involve using mapping tools and conducting qualification checklists and evaluations to identify properties that align with our home builder criteria.

KEY RESPONSIBILITIES

Utilize Mapping Tools: Utilize mapping software tools to conduct evaluations for the prequalification process on properties. (experience with mapping tools)

● Land Vision

● LandID

Identify Viable Properties: Using an 8-point checklist capture and enter Land profile data.

● Verify total and usable acreage.

● Builder activity and proximity to builders

● Road access and quality

● Identify Wetland areas (location and coverage)

● Current Land use

Evaluate Disqualifying Factors: Based on score and other inputs determine if property is viable or if it should be disqualified.

Communicate Effectively with company leadership to seek clarification on property qualification issues. Communicate findings and recommendations clearly and concisely.

Ensure Data Accuracy: Regularly audit property data to maintain accuracy and completeness. Collaborate with the Acquisition team to clarify any questionable data.

Land Development Potential Assessment: Conduct thorough assessments of land parcels to determine their suitability for development. Evaluate factors such as zoning regulations, environmental considerations, infrastructure availability, and market demand to gauge the feasibility and profitability of development projects.

Estimation for Financial Feasibility: Collaborate with jurisdictions, to develop accurate cost estimates for land development projects. Utilize your expertise to provide reliable projections for prospective financial feasibility of project

SKILLS & EXPERIENCE (Expected Proficiencies)

● Proficiency in Mapping tools, or the ability to learn our mapping tools.

● Prefer CRM Proficiency: Experience working with Customer Relationship Management (CRM) systems, leveraging these tools to manage property data, interactions, and streamline processes.

● Strong analytical prowess with the ability to interpret complex datasets.

● Preferred Understanding real estate principles and terminology is advantageous.
