Role Overview
At Allied Development, we provide the capital, support, processes and execution—”you build your own business” within our company. As Vice President of Land Acquisition, you will have full autonomy in your market, driving the identification and acquisition of Land with Single Family Residential Development Potential. This role is designed for a self-motivated dealmaker who thrives on sourcing and acquiring land opportunities. You’ll leverage Allied Development’s innovative resources, capital, processes, marketing, analysis, project management, entitlement expertise, and a streamlined sales process, allowing you to focus on what you do best—finding and securing great projects.
KEY RESPONSIBILITIES
● Build & Own Your Pipeline – Identify and secure high-potential land opportunities that align with our growth strategy.
● Market Leadership – Develop and maintain strong relationships with landowners, developers, homebuilders, brokers, and municipalities to source off-market opportunities.
● Negotiation & Deal Structuring – Lead contract negotiations to optimize terms for Allied Development while ensuring a win-win for all parties.
● Collaboration & Execution – Work closely with our internal teams to monetize the projects you acquire. Skills & Experience

● Industry Expertise – Must have direct experience working for a homebuilder or land developer (not as a consultant, broker, or independent contractor).
● Proven Deal Maker – Minimum 7+ years of experience in single family residential land acquisition with a track record of successfully acquiring land.
● Market Knowledge & Network – Deep understanding of land opportunities within your markets with strong industry relationships.
● Business Development & Negotiation Acumen – Skilled inbuilding relationships and contract negotiations in order to structure deals that maximize returns.
● Internal Drive – Self-motivated, proactive, and able to operate independently while leveraging Allied’s Team and resources.
● Results-Oriented – Thrives in a fast-paced, high-output environment, managing a substantial pipeline.
● Strategic & Hands-On – A mix of big-picture thinking and tactical execution, with the ability to roll up your sleeves and drive opportunities to execution.

KEY RESPONSIBILITIES
● Entitlement Project Management: Manage the land entitlement/forward planning of projects and land.
● Pre Acquisition Due Diligence: Interface with Underwriting Department to assimilate necessary information.
● Entitlements Due Diligence: Oversee procurement of entitlement budgets and schedules, density yields, conceptual site plans, and other components
● Legal Documentation: Oversee preparation and/or review easement, development, governmental and legal documents.
● Oversee Project Consultant Teams: (architects, landscape architects, civil engineers, geotechnical engineers, environmental consultants) to ensure timely progression of entitlement process.
● Obtain Entitlement Approval: Obtain entitlement approval through oversight of engineers, consultants, attorneys, and municipalities.
● Interface With Jurisdictions & Agencies: Including City and County Planning/Engineering/Zoning Departments related to all entitlement processes and other issues that arise.
● Travel To Public Hearings: Attend and represent Allied Development at all public hearings related to the desired entitlement approvals.
● Budget Management & Adherence: Develop and maintain pre-development budget while ensuring adherence to budget schedules.
● Project Timeline Management: Identify, build, and follow a comprehensive schedule of due dates across multiple projects at once.
● CRM Updates: Provide “high level” project progress to company leadership and executives.
● Proactive Problem Solving: Solve problems regarding timelines for dispositions, tough timelines, encroachments
● Converse With Political Finesse: When communicating with buyers, jurisdiction employees, city officials, consultants, etc.
● Understand Acquisition & Disposition Contract Implications: Seller documentation, closing timelines, extensions, earnest money, title requirements, etc.
● Assisting Disposition - Creating Opportunity Packet
● Manage Details: Must have an efficient tech or note taking system to manage a large volume of details at once.
● Manage Community Opposition: Conduct necessary neighborhood meetings and phone calls, navigating community sentiment to garner community support.
SKILLS & EXPERIENCE (Expected Proficiencies)
● A problem-solving mindset, adept at proactive thinking and strategizing to successfully complete projects.
● Exceptional multitasking abilities, capable of efficiently managing multiple projects simultaneously.
● Commitment to meeting contractual dates with military precision.
● Experience in entitlements processes.

JOB QUALIFICATION
● Bachelor’s degree in construction management, engineering, land/urban planning, civil engineering, landscape architecture, or related field, or equivalent real estate development experience.
● Minimum of 3-5 years of experience in land entitlements, construction/engineering, and managing complex project entitlements and permitting.
● At least 5 years of experience in multi-step project management in residential real estate
