Land Acquisition Manager - Commercial/Multi-Family (CRE) Background (Scottsdale, AZ)

We've built the machine. Now we need the closer who can drive it.

ROLE OVERVIEW
Allied Development is not looking for a deal facilitator. We are looking for a land acquisition closer — someone who has sat across the table as a buyer, negotiated hard, and closed deals on behalf of their organization. If your career has been built primarily on representing sellers, this is not the role for you.

This is a principal-side position. You will be the driving force that moves qualified land opportunities from first contact to executed Purchase and Sale Agreement. You will own the relationship with the landowner, run the Offer Review Call (ORC), and refuse to let a deal die from indecision or poor follow-through.

You will initially work alongside our Founder, Cody Bjugan, and our Director of Business Development on ORCs — learning our deal structure, our landowner psychology, and our underwriting framework. The expectation is clear: you take full, independent ownership of these calls quickly. No hand-holding. No long ramp. You hit the ground running on Day 1.

The landowners we work with are making life-changing decisions. Deals stall not because the math breaks, but because decisions are hard. Your job is to move people from hesitation to commitment, with integrity, urgency, and the earned confidence that comes from having done this before. You know this dance because you've led it.


Non-Negotiable Experience

Proven track record as a buyer-side principal: you have personally negotiated and executed land or commercial real estate acquisitions on behalf of an organization, fund, or developer. Representing sellers is not a substitute.

5+ years of direct acquisition experience in land development, multi-family, industrial, or commercial real estate sectors.

Deep familiarity with Purchase and Sale Agreements (PSA), Letters of Intent (LOI), entitlement timelines, and the full buyer-side due diligence process.

Experience managing complex deal pipelines across multiple markets simultaneously and the discipline to keep every opportunity moving forward.

Land Analyst (Scottsdale, AZ)

You're the filter between a bad deal and a great one.

ROLE OVERVIEW
The Land Analyst plays a critical role in evaluating the feasibility, risk, and profitability of potential land development opportunities — with a primary focus on single-family and multi-family residential projects. This role is responsible for analyzing development potential, zoning and entitlement pathways, topography, infrastructure considerations, and overall financial viability during the land valuation phase of the acquisition pipeline.


After a property has been initially qualified and seller interest has been confirmed, the formal land valuation process begins. This role serves as a key filter within that process — identifying viable opportunities while creatively exploring ways to structure and improve marginal deals. The ideal candidate combines analytical rigor with an optimistic, solution-oriented mindset.


This position works closely with jurisdictions, engineers, builders, and the internal acquisition team to gather and synthesize information necessary to complete comprehensive project evaluations and support acquisition negotiations.


RESPONSIBILITIES

Land Development Analysis

Conduct detailed assessments of land parcels to determine development suitability and investment potential.

Evaluate zoning regulations, future land use plans, entitlement requirements, density allowances, environmental constraints, access, utilities, and infrastructure availability.

Analyze topography, site constraints, and jurisdictional requirements to identify development opportunities and risks.

Research market demand and builder activity to support valuation assumptions and project viability.

Feasibility & Financial Analysis

Collaborate with engineers, municipalities, utility providers, and home builders to obtain project-specific development information and cost assumptions.

Assist in developing accurate project cost estimates, including:

-Horizontal development costs

-Vertical development considerations

-Onsite and offsite improvement costs

-Utility and infrastructure costs

-Entitlement and permitting expenses

Support valuation analysis and acquisition pricing recommendations.

Identify creative solutions and alternative strategies to improve project feasibility while maintaining land valuation discipline.

Land Sourcing & Opportunity Identification

Proactively source ("snipe") raw land opportunities with development potential that align with Allied Development's buy box and acquisition criteria.

Utilize internal sourcing tools, GIS/mapping systems, data platforms, and proprietary sourcing methods to identify off-market opportunities.

Analyze markets, growth corridors, infrastructure expansion, builder activity, and jurisdictional trends to uncover potential acquisition targets.

Identify properties with favorable zoning, future land use designations, utility access, and development potential.

Project & Timeline Management

Manage multiple active projects simultaneously while meeting company timelines and acquisition deadlines.

Drive projects efficiently through the land valuation pipeline from intake to final recommendation.

Ensure milestones and deliverables are completed within required timeframes.

Collaborate with the acquisition team to prioritize and advance high-quality opportunities.

Data Management & Communication

Maintain organized and detailed project documentation using internal systems, CRM platforms, and property master sheets.

Track project status, priorities, outstanding items, and progress across departments.

Communicate effectively with acquisition managers, leadership, engineers, municipalities, and third-party consultants.

Presentation & Decision Support

Clearly present conclusions, valuation rationale, risks, and recommendations to the acquisition team.

Provide concise summaries for both approved and disqualified projects, including supporting reasoning and key findings.

Assist acquisition relationship managers with negotiation support and land valuation and feasibility insights.

QUALIFICATIONS & EXPERIENCE

Bachelor’s degree in Urban Planning, Urban Design, Civil Engineering, Real Estate Development, Finance, or a related field.

Minimum of 3–5 years of experience in land planning, entitlement analysis, land valuation, development, acquisitions, or related fields.

Strong understanding of:

-Land development processes

-Zoning and entitlement procedures

-Municipal planning and approval workflows

-Site feasibility analysis

-Residential development land valuations

-Land sourcing and market research

TECHNICAL & PROFESSIONAL SKILLS

Strong financial analysis and land analysis capabilities.

Ability to interpret zoning ordinances, comprehensive plans, engineering reports, and development regulations.

Manage approximately 7–10 active projects at any given time.

Complete land valuation and financial analysis within 10 business days of project intake.

Consistently source and identify qualified raw land opportunities that align with Allied Development’s buy box and KPI metrics.

Deliver clear, concise, and actionable recommendations to acquisition leadership.

Maintain accurate project tracking and communication throughout the lifecycle.

Consistently identify high-quality acquisition opportunities while filtering out non-viable projects.

Land Entitlements Director (Scottsdale, AZ - On site)

KEY RESPONSIBILITIES 

Entitlement Project Management: Manage the land entitlement and forward planning of projects and land.

Pre Acquisition Due Diligence: Interface with Underwriting Department to assimilate necessary information. 

Entitlements Due Diligence: Oversee procurement of entitlement budgets and schedules, including density yields, conceptual site plans, and other essential components. 

Legal Documentation: Oversee preparation and/or review easement, development, governmental and legal documents.

Oversee Project Consultant Teams: (architects, landscape architects, civil engineers, geotechnical engineers, environmental consultants) to ensure timely progression of entitlement process.

Obtain Entitlement Approval: Obtain entitlement approval through oversight of engineers, consultants, attorneys, and municipalities.  

Interface With Jurisdictions & Agencies: Including City and County Planning/Engineering/Zoning Departments related to all entitlement processes and other issues that arise.

Travel To Public Hearings: Attend and represent Allied Development at all public hearings related to the desired entitlement approvals.

Budget Management & Adherence: Develop and maintain pre-development budget while ensuring adherence to budget schedules.

Project Timeline Management: Identify, build, and follow a comprehensive schedule of due dates across multiple projects at once.  

CRM Updates: Provide “high level” project progress to company leadership and executives.  

Proactive Problem Solving: Solve problems regarding timelines for dispositions, tough timelines, encroachments

Converse With Political Finesse: When communicating with buyers, jurisdiction employees, city officials, consultants, opposing neighbors, etc.  

Understand Acquisition & Disposition Contract Implications: Seller documentation, closing timelines, extensions, earnest money, title matters, etc.    

Assisting Disposition - Creating Opportunity Packet to be disseminated to potential purchasers.

Manage Details: Must have an efficient tech or note taking system to manage a large volume of details at once.    

Manage Community Opposition: Conduct necessary neighborhood meetings and phone calls, navigating community sentiment to garner community support.

Skills & Experience (Expected Proficiencies)

Qualifications:

Bachelor’s degree in construction management, engineering, land/urban planning, civil engineering, landscape architecture, or related field, or equivalent real estate development experience.

Minimum of 3-5 years of experience in land entitlements, construction/engineering, and managing complex project entitlements and permitting.

At least 5 years of experience in multi-step project management in residential real estate.

Experience in civil engineering or urban planning is advantageous.

Open to traveling 2x per month
